What will we do for you?

	Provide you with a well organized plan and schedule for the completion of your project, that is developed for you by a highly experienced project manager. Your project manager will insure that the highest level of quality craftsmanship is achieved, keep the crew on schedule, your property / our job site neat; clean and safe for all.
	Install protective masking materials on and around your home and personal property, relocate all movable items such as plant pots, lawn carts and lawn chairs etc... And temporarily cover shrubs and bushes. All this to protect your property from accidental coating which just causes unnecessary stress for home owners.
	Provide complete exterior repairs prior to the beginning of the painting process. Repairs or replacement performed by qualified professional who have been trained in the latest installation methods and who are supervised by project managers that are well versed in the residential building code.
	Applying only the most well respected brands of quality coatings; Sherwin-Williams, Benjamin Moore, Kelly Moore etc... Our standard bids include; 25 year exterior super paint along with 35 year caulking compound to help protect your home from; water damage, pest and air penetrations.
	A written Three (3) full year labor warranty that protects you against all defects in workmanship, including repairs made prior to painting. Rosnei / Texas-TLC stands behind the quality of all workmanship that we perform.

• First, from the beginning; Rosnei / Texas-TLC only sells what are recognized as the industries finest quality of replacement doors and windows. Brands like Ellison that offer a lifetime warranty on their vinyl replacement series or Peachtree that offer superior quality craftsmanship on their wood replacement windows.

• Second, we measure all replacements twice. Remember the old but very wise saying “measure twice, cut once”. Our grandfathers taught us well, this allows us to save you UNNECESSARY stress and aggravation. The project developer’s measurements are verified prior to order entry by a lead carpenter whose experience can prevent unseen issues that may arise especially in older homes that are subject to the City of Dallas Conservation or Historic District’s “Appropriateness” Guidelines.

• Finally, all windows that we sell are installed by our highly experience carpenters with both rough and finish framing experience. We do not hire multiple subcontractors with a hugh list of installations each day to install our windows, we are not a window and door replacement farm. Our projects are priced accordingly so that we can provide you with the best quality of craftsmanship while maintaining our unbeatable value.

The entire staff at Rosnei / Texas-TLC understands that the remodeling and repair process can be at times difficult, if not, frustrating. We know that it can be a very stressful time for you and your family however, we also know that a lot of the stress can be reduce or eliminated by having peace of mind.

Peace of mind, with regards to the remodeling or repair of your home starts with knowing that you have hired a knowledgeably and experienced professional to do your project. Our staff is headed by dedicated professionals with over 25 years in this industry. Texas-TLC craftsman have at least 10 consecutive years in their trade and must demonstrate a proven track record of above average quality and customer satisfaction.

Every project we undertake is supervised by three(3) people; the job site supervisor, who remains on site throughout the project, the field manager who is in charge of no more than two medium size projects and the project manager who is directly in charge of your project. Three (3) sets of experienced eyes review all jobs in order to achieve the highest level of customer satisfaction by hopefully eliminating all errors. This includes both small and large projects.

Perhaps the best way of providing our clients with peace of mind is reflected in Rosnei’s Fair Business Policy;

1. No deposits required on LABOR ONLY work orders, up to $5,000.00

2. No deposits required on any job, for home owners, under $5,000.00

3. When a deposit is required, the amount shall not be greater than all materials ordered,
   Labor and services to be pre-paid or paid within two weeks.

4. All contracts are structured so that invoice payments are made weekly throughout
   The project so no hugh lump sums are required and both Rosnei, LLC and client are satisfied.
   All contract payments are based upon percentage of completion.

5. Projects requiring more than ten (10) working days to complete are presented to client
   In GANTT Schedule format.

6. All work done by Rosnei, LLC. / Texas-TLC Remodeling is guaranteed to be of the highest
   Quality, within industry standards and compliant with the Residential Building Code of 2006.

7. Every project, small and large, is directly managed by a project manager with no less than 20
   Years of high end residential remodeling or building experience. Each job is supervised by a
   Craftsman with no less than 15 years of superior performance in remodeling.

8. Every Rosnei, LLC. Tradesman and helper has PASSED a drug and background check.

  Multiple that buy .0125 and you have earned a $312.50 labor only - Awesome Credit.

• Your neighbor decides to contract Rosnei to remove and replace their front door, do to your
  Referral and spends $450.00 you earn ($450.00 x .0125) $5.63

Awesome Credit;

1. May be applied to labor only, must be presented on written bid and may not be
   Applied to any materials or finish out selections.

2. Is not for commercial use and may not be used for any “builder/remodeler resale”

3. May not be redeemed for cash, only credit towards labor rates.

4. May be accumulated for up to two years from the date issued.

5. May be transferred to a third party for gift giving purposes.

6. May not be used towards “run” charges for pickup of materials.
